I will almost always start lessons with beginners who are children with the Alfred method books. These are a very straight forward 3 book set that takes kids from knowing almost nothing technical about music to being able to play and read quite complex arrangements. Once we get our feet planted in this area I will expand into using chord charts and other materials to supplement. Some people might understand everything from the get go, some students need graphic support, some student need to learn song to understand what they are doing. In this series Books I-III build a strong base upon which a student can specialize in different genre and styles graduating from book III. For adult students beginning I would suggest John Thompon's Adult (or Modern) Piano Course. The pacing of this book is far more accelerated and more in keeping with an adult pace to work with.
